Property law in Thailand states that a foreigner cannot own land in the country, just buildings themselves. However, there are a couple of ways around this – first of all it is possible to lease land for 30 years at a time and build on it as the investor sees fit, renewing the lease after 30 years. The second, and most popular way for foreigners to purchase property in the country is by setting up a limited liability company in Thailand – property can be purchased through a company of which a maximum of 49 percent is owned by a foreigner.
